This project was a joint venture between the hotel owner and the Vanmark Group. Having been introduced by a mutual friend, the directors of both companies set out to obtain planning permission for five luxury, modern contemporary dwellings.
The site was situated in and adjacent to ancient woodland and had many ecological considerations regarding wildlife, rare plants, and fauna. This made the process of gaining a change of use to residential, incorporating five new dwellings, much more difficult than originally planned.
However, with much due diligence and a sympathetic understanding of the site, the Vanmark Group was successful with its task and obtained the change of use permission. This resulted in a value uplift of £900,000 for the JV Partners.
